Buying Land in Imadol? 8 Things to Check Before You Pay a Deposit

Imadol has become a popular area for families looking for a home in Lalitpur, and new plots and houses come onto the market regularly. Before any money changes hands, it pays to slow down and check the basics. Here is the checklist we go through with our clients.

1. Check the Lalpurja against the seller

The land ownership certificate (Lalpurja) should be in the seller’s name, and the plot number, area and location should match the land you were shown. If the land is jointly owned, make sure every owner agrees to the sale.

2. Compare the official map with the plot

Ask for the survey map of the plot (often called the trace) and compare it with what you see on the ground. The shape and size should match.

3. Walk the boundaries (char killa)

Confirm the four boundaries — who or what is on each side — and look for boundary markers. Questions with neighbours are much easier to settle before you buy.

4. Confirm road access and its width

Check that the plot has proper road access and how wide that road is. Road width can affect what you are allowed to build, the building permit process and the land’s future value.

5. Make sure the land is not mortgaged or disputed

Land that is pledged to a bank or involved in a dispute cannot be transferred cleanly. Ask the seller directly and have the records checked before you pay a deposit.

6. Ask about local building rules

Some areas have rules on the type or size of building allowed. Ask the municipality or ward office what applies to the plot you are considering.

7. Check that land tax is up to date

The seller should be able to show recent land revenue (tax) receipts. Unpaid dues can delay the transfer.

8. Put everything in writing

Agree the price, payment schedule and handover date in writing, and keep a receipt for every payment you make.
